August 2024 marks a period of transition for the Dubai property market, with sustained activity but a slight decline in transactions compared with July. The total volume of property transactions reached AED 56.95 billion, a decrease of 7 % compared with July 2024, but a significant increase of 23.5 % compared with August 2023, when transactions totalled AED 46.10 billion. This year-on-year increase reflects investors’ continued confidence in the strength and attractiveness of Dubai’s property market.

Land transactions

The land transactions accounted for a significant share of the market, making up 37.12 % of the total transaction volume, with a total value of 21.13 billion AED. Investors are showing growing interest in land, particularly in rapidly developing areas such as Al Yufrah 1 and Madinat Al Mataar, where new projects are attracting increasing amounts of capital. This segment plays a crucial role in market dynamics, fuelled by long-term developments in infrastructure and new residential and commercial areas.

Off-plan transactions

The sector of off-plan sales recorded transactions worth 24.00 billion AED, representing 42.15 % of the total transactions in August 2024. This segment continues to dominate, demonstrating the appeal of off-plan projects to investors seeking to capitalise on the city’s future expansion. Flats were the most popular, accounting for 72.54% of off-plan transactions, with a total value of AED 17.41 billion. Villas accounted for 26.20 %, with sales totalling 6.29 billion AED. Furthermore, the flats and hotel rooms as well as the shops and offices also recorded significant sales, although they accounted for a relatively smaller share of the market.

Investors seem particularly drawn to the long-term prospects offered by planned developments in areas such as Al Yufrah 1 and Madinat Al Mataar which are the most sought-after for such transactions. This reflects a trend towards investing in rapidly expanding areas, where demand for housing and retail space is expected to grow exponentially in the coming years. This momentum highlights the key role played by off-plan developments in the continued growth of Dubai’s property market.

Secondary market property transactions

The segment of secondary market assets, although accounting for a more modest share of the overall market at 11.81 billion AED (20.37 % of transactions), remains strong. Flats dominate here too, accounting for 68.20 % of sales of off-plan properties, totalling AED 8.05 billion. Villas accounted for 18.98 % of transactions, totalling AED 2.24 billion. The market for flats and hotel rooms, as well as that of the shops and offices, also saw significant activity, particularly in sought-after areas such as Burj Khalifa and Business Bay.

These areas continue to attract buyers looking for luxury properties that are ready to move into or use straight away. Dubai’s iconic neighbourhoods, such as Business Bay, offer long-term prospects for investors seeking properties with high potential for value appreciation, in a market that remains highly competitive.

Despite a slight decline in transactions compared with July, the Dubai property market in August 2024 remains buoyant and attractive to investors. A year-on-year comparison shows a significant increase, with a rise of 23.5 % compared with August 2023. This growth demonstrates the market’s resilience, particularly against a backdrop of rising costs and rapidly changing buyer preferences.

The off-plan sales continue to drive market growth, fuelled by developments in strategic areas.
