In August 2024, property transactions showed a significant increase, which continues to attract the attention of local and international investors. A significant increase in property sales

Flat sales: A remarkable year-on-year increase

Flat sales in Dubai have seen a impressive rise up 37.6 per cent year-on-year, reaching 12,268 units sold with a total value of 23.5 billion AED. This increase clearly demonstrates buyers’ growing confidence in the city’s residential market.

The growing interest in flats comes as no surprise. These properties often offer convenience and luxury, two factors that are highly sought after by buyers keen to invest in a dynamic metropolis such as Dubai.

Villas: A more moderate but steady increase

As for villas, although they have seen more moderate growth, with an annual increase of 4.6 %, demand remains strong, with 2,126 units sold for a total of 8 billion AED. These properties continue to attract those seeking more spacious homes with private outdoor areas.

Commercial transactions: A rise in activity

The commercial sector also demonstrated resilience, with 369 transactions totalling AED 674 million, marking a month-on-month increase of 19.8 per cent. Commercial properties represent strategic investments, attracting businesses seeking to expand in this hub of the global economy.

The most sought-after neighbourhoods

Jumeirah Village Circle: An undisputed leader

Topping the list of the best-performing neighbourhoods is Jumeirah Village Circle, with 1,378 property transactions totalling 1.4 billion AED. This attractive neighbourhood offers the perfect balance between home comfort and modern amenities, making the investment even more attractive.

Off-plan projects: A rapidly growing trend

Off-plan sales continue to outstrip those of ready-to-move-in properties, in terms of both volume and value. Among the most popular off-plan developments are Marina Views, with 425 flats sold for AED 1.4 billion, and The Valley, Venera, where 416 units were sold for a total of AED 1.3 billion.

Price analysis

Average price per square foot: A slight increase

The average price per square foot has also followed an upward trend, rising by 6.1 % to reach 1,493 AED. This trend reflects not only Dubai’s appeal but also the superior quality new developments in the market.

This serves as an excellent indicator for gauging the health of the market, as higher prices generally point to strong demand and a sustained commitment on the part of potential buyers to the intrinsic value of the properties on offer.

International and local investment

Influx of foreign investors

Dubai continues to attract a growing number of international investors, drawn by its economic stability and the prospect of attractive returns. The diversity of property projects on offer enables investors to diversify their portfolios whilst taking advantage of local opportunities.

Strengthened confidence among local investors

Not only do foreign investors find the conditions favourable, but local investors are also showing a renewed confidence in the Dubai property market. Whether for resale or rental, the returns on investment are proving particularly attractive.

Luxury properties: Spectacular deals

Luxury flats and villas

Among the most notable transactions in August, special mention should be made of the luxury flat sold for 139 million AED to The Dorchester Collection in Business Bay. Similarly, a prestigious villa on Amali Island changed hands for 71 million AED.

These sales confirm that the luxury segment is more vibrant than ever. It continues to attract buyers who are prepared to invest substantial sums to enjoy the prestige and the comfort offered by these exclusive properties.

Record rise in land sales

Land transactions saw the sharpest rise, with 1,396 plots sold for a staggering AED 15.1 billion, representing a month-on-month increase of 153.8 %. This is encouraging more entrepreneurs and developers to consider large-scale projects in the region.

The rise in land sales is opening the door to new opportunities for urban development, thereby transforming Dubai’s landscape and propelling the city into a new phase of its rapid modernisation.
