Where to settle

The best neighbourhoods to rent in Dubai

In the heart of the city, Downtown epitomises luxury and modernity: the Burj Khalifa, the Dubai Mall and the fountains are right on your doorstep. A sophisticated and exclusive setting, designed for those who want to live right at the heart of the city’s buzz and amongst Dubai’s finest destinations.

JVC charms with its peaceful atmosphere and village feel. With its parks, schools and sports facilities, it is an ideal neighbourhood for families, offering modern flats at reasonable rents — the perfect balance between comfort, space and budget.

Arjan is a rapidly developing area, attracting residents with its new-build homes and its proximity to the Miracle Garden. It is a young, green neighbourhood offering modern, well-equipped flats at some of the most attractive rents in the city.

With its canal lined with skyscrapers, Dubai Marina buzzes with activity day and night: restaurants, shops, a promenade and a vibrant nightlife. Highly popular with expats, it’s the neighbourhood of choice for those who want everything within walking distance and a view of the water when they wake up.

Just a stone’s throw from Downtown, Business Bay is home to a mix of office towers and luxury residential developments. It is a vibrant, urban neighbourhood, perfect for professionals who want to live close to business centres without compromising on comfort and amenities.

Frequently asked questions:

Dubai offers both short-term and long-term rental options.

Short-term rentals, which are often furnished, are ideal for expats or visitors passing through.

Long-term contracts, which are usually for a renewable period of one year, are more cost-effective and are suitable for residents or expatriate workers.

Both options are available in Dubai. Many short-term flats are fully furnished, equipped and ready to move into.

For long-term rentals, unfurnished properties are more common, but furnished accommodation is also available, often at a slightly higher cost.

To rent a property in Dubai, here are the steps to follow and the documents you will need:

  • Tenancy Agreement (Ejari) : All tenancies must be registered in the Ejari system in order to be legally recognised.
  • Post-dated cheques : Landlords often ask for cheques to cover the annual rent, payable in one or more instalments.
  • Security deposit : Generally equivalent to between 5 % and 10 % of the annual rent.
  • Agency fees : If you use an estate agent, fees amounting to approximately 2 % of the annual rent will apply.
