In April 2024, Dubai’s property market saw a high level of activity, with property transactions reflecting the sector’s vitality and diversity. The month was characterised by a balance between ready-to-move-in properties and those still at the planning stage, highlighting the trends and most sought-after areas of the city.

Overview of property transactions


During this key month, the total value of property transactions reached an impressive figure of nearly 39.3 billion AED. This substantial sum is spread across various market segments, including off-plan properties and land. In particular, off-plan properties accounted for 14.1 billion AED, representing 35.9% of the total transaction value, whilst land transactions dominated in terms of volume, accounting for 39.2% of the total.

Market focus at strategic level


Off-plan sales are crucial to the vitality and growth of the property market in Dubai. Figures for April 2024 reveal an impressive variety of transactions:

Far outstripping the rest of the category, flats recorded sales of 12,459,240,224 AED, accounting for 88.4 % of total off-plan transactions, thereby highlighting the sustained interest in residential developments.

Villas were also in high demand, with sales totalling AED 1,118,592,093, indicating a preference for luxury detached homes.

Sales of apartments and hotel rooms totalled 254,541,823 AED, reflecting growth in the segment catering to visitors and short-term residents.

As for commercial properties, including shops and offices, transactions totalled AED 264,889,524, reflecting the strength of investment in commercial property to bolster retail and business activities.

Focus on the secondary market


In Dubai’s property sector, the secondary market – comprising existing properties – has shown strong signs of vitality and appeal to investors, with capital being spread significantly across various types of property.

Flats have emerged as the dominant investment category, accounting for transactions totalling 6,959,881,804 AED, which represents 71 % of the total value of the secondary residential property market. This performance highlights the continued appeal of immediately available residential properties, reflecting sustained demand for practical, well-located homes.

Villas have also attracted a significant amount of investor interest, with sales totalling 1,982,251,951 AED. This preference for more spacious and private housing options is often sought by families or individuals looking for a more exclusive and comfortable lifestyle.

Transactions involving flats and hotel rooms totalled 407,634,980 AED. This figure illustrates the growing diversity of investor preferences, with a marked interest in properties offering income opportunities through short-term lettings or hospitality, thereby targeting a diverse market comprising tourists and temporary residents.

The figures for April 2024 reflect a thriving property market in Dubai, characterised by sustained momentum and strong interest in both new-builds and ready-to-move-in properties.
