The property market in Dubai has experienced a significant growth in December 2023, in terms of both sales and transaction values. This article provides a detailed analysis of the key trends observed during this dynamic month.

Total property transactions and growth rates

Total number of sales

In December 2023, the total number of property transactions in Dubai stood at 11,282, marking an increase of 18.7% compared with December 2022. Breaking these figures down, we note:

  • 5,985 sales, representing an increase of 7.6% compared with December 2022
  • 5,302 sales, representing an extraordinary increase of 34.4% compared with the same period last year

Total sales value

Total sales for December 2023 are estimated at AED23.6 billion, which is almost double (+99.3%) compared with December 2022. A breakdown of sales by property type reveals significant increases:

  • Flats  : Sales value reaching AED5.8 billion (+27%)
  • Villas  : Sales value of AED2.6 billion (+51%)
  • Commercial properties  : Sales value reaching AED532.8 million (+42.71% Q3)
  • Plots of land  : Sales value peaking at AED14.7 billion (+60%)

Average rental rates for different properties

Flats

Renting a flat in Dubai in December 2023 cost, on average, AED68,300 per year, representing an increase of 18.7% compared with the previous year. This increase is indicative of growing demand in the residential flat sector.

Villas

The average rental prices for villas have also risen to AED165,500 annually, representing a significant increase of 23.1% compared with December 2022. This reflects a growing preference for larger homes.

Commercial properties

Rents for commercial properties in Dubai have risen dramatically, with the average rate reaching AED60,000 per year, representing an increase of 39.5% compared with December of the previous year. This highlights a renewed interest in commercial premises in the city.

Neighbourhoods with the highest sales volumes

Al Barsha South

With 1,041 transactions and a cumulative sales value of AED1.093 billion, Al Barsha South is the neighbourhood that has recorded the highest number of sales this month. This area continues to attract buyers and investors thanks to its strategic location and modern infrastructure.

Dubai Marina

The famous Dubai Marina follows with 705 transactions totalling AED294 million, highlighting its enduring popularity amongst buyers seeking a sophisticated urban lifestyle close to the coast.

Business Bay

Business Bay, the business hub, has recorded 672 sales worth AED122 million. It is the preferred choice for professionals and businesses looking to be at the heart of Dubai’s economic activity.

Dubai Hills Estate and Madinat Dubai Almelaheyah

Other neighbourhoods worth mentioning include Dubai Hills Estate, with 622 transactions (value: AED320 million) and Madinat Dubai Almelaheyah, with 430 transactions (value: AED982 million). These areas continue to attract people due to their luxurious facilities and attractive living environment.

Outlook for early 2024

Continued growth is expected

Given the trends observed in December 2023, the Dubai property market is expected to continue its upward trajectory in early 2024. The substantial increase in transaction values and rental rates indicates a renewed confidence among investors and tenants.

A number of factors are expected to continue to underpin this growth, notably:

  • Government incentive policies
