August 2023 was marked by a sustained activity and a impressive growth in the property sector in Dubai. This article analyses the key trends and key figures for the property market, including sales, transaction values and average rents, providing a comprehensive overview of recent performance.

Key figures on property transactions

Total number of sales

The number of property transactions recorded in August 2023 stands at 12,035, marking a significant increase compared with the previous year. Compared with August 2022:

  • 23.7% an increase to a total of 12,035 sales.
  • 36% increase with 7,348 sales.
  • 8.3% rise in the 4,687 items left.

Total sales value

The total value of transactions for the month of August amounted to AED33.7 billion, representing an increase of 38.8% compared with the previous year.

Details of the property segments

Flats

Flat sales generated a total of AED18.1 billion, which represents an increase of 43.2% compared with August 2022.

Villas

Sales of villas also rose, reaching AED8.6 billion, with an increase of 11.7% compared with last year.

Commercial properties

The commercial property sector recorded sales worth AED487 million, marking an increase of 15.7%.

Plots of land

Land sales showed a spectacular growth, totalling AED6.5 billion, representing an increase of 105.1% compared with August 2022.

Average rents on the rise

Flat rents

The average rent for flats in Dubai has risen by 22.9%, reaching AED69,300.

Villa rental rates

For villas, the average rent is now AED 174,000, marking an increase of 28.9% compared with last year.

Rents for commercial properties

Commercial properties saw the most significant increase, with the average rent rising to AED87,500, which represents an increase of 69.9%.

Working-class neighbourhoods for property sales

Business Bay

With 1,140 transactions and sales figures totalling AED2.074 million, Business Bay remains one of Dubai’s most sought-after neighbourhoods.

Jumeirah Village Circle

This neighbourhood has recorded 950 transactions worth AED832 million, indicating its growing popularity.

Al Merkadh

With 900 sales and a total of AED1.631 million In terms of transaction values, Al Merkadh continues to attract buyers.

Dubai Marina

Known for its spectacular views and luxurious lifestyle, Dubai Marina has achieved 863 sales amounting to an impressive AED3.855 million.

Al Barsha South Third

Finally, Al Barsha South Third recorded 642 transactions with a cumulative value of AED 548 million.

In conclusion, the property market in Dubai continues to show signs of renewed vigour and resilience. The significant increases across almost all segments and neighbourhoods underscore Dubai’s enduring appeal as a prime destination for property investment.
