The property market in Dubai got off to a flying start in 2025. According to official figures, January saw 14,236 property transactions, that is to say, a 23.2 per cent increase in Q3 compared with January 2024. This impressive performance confirms the strength and resilience of the emirate’s market, which had already been buoyed by an exceptional 2024.

A steady increase in sales volumes

January 2025 confirms the upward trend in Dubai’s property market. With more than 14,000 transactions recorded, the sector continues to attract a steady stream of local and international investors. This growth is all the more remarkable given that it follows on from a year – 2024 – which had already seen historic records set.

The busiest areas of the month

Several neighbourhoods accounted for the bulk of activity during January:

  • Jumeirah Village Circle (JVC) : top of the apartment sales charts, with 497 units sold.
  • Business Bay : in second place, with 474 flats sold.
  • Dubai Land : dominates the villa market, with 188 units sold.
  • Al Khail Heights and Palm Jumeirah are not far behind, confirming their appeal to buyers of detached houses.

These figures confirm a well-established trend: buyers are looking for both affordable products in developing areas, such as JVC, but also high-end properties in prestigious locations such as Palm Jumeirah.

A market that continues to be underpinned by solid fundamentals

The success of Dubai’s property market is down to a combination of favourable structural factors:

  • A favourable tax environment : no income tax or capital gains tax.
  • Political and economic stability well-known in the region.
  • Easier access to home ownership for foreign nationals, bolstered by programmes such as the Golden Visa.
  • Significant infrastructure development : metro extensions, new neighbourhoods, large-scale tourism projects…

At the same time, the city continues to attract many expatriates and investors, helping to maintain strong demand in the housing market.

The outlook for the coming months is very positive

All the signs suggest that this upward trend will continue during the first half of 2025. There are numerous projects currently being delivered, particularly in areas such as Dubai South, Dubai Creek Harbour or Arjan, will expand the range of products on offer, without, however, running the risk of saturating the market.

With international demand remaining strong, a steadily growing population, and a favourable macroeconomic environment, Dubai is establishing itself as one of the world’s most robust and profitable property markets.

January 2025 confirms that the Dubai property market remains a safe haven and a strategic investment destination. The diversity of the property market, the strength of the economic fundamentals and the emirate’s tax advantages continue to appeal to both first-time buyers and seasoned investors.

As the market continues to grow, there are still plenty of opportunities for those who wish to establish themselves right now in a dynamic, modern and resolutely forward-looking environment.
