The figures for property transactions for the month of July 2023 reveal a significant increase both in terms of volume and value. Property sales in July 2023: A booming market

Total transactions and comparison with the previous year

In July 2023, the Dubai property market recorded a total of 11,129 sales transactions, which represents an increase of 53,6 % compared with July 2022. By way of comparison, sales stood at 6,281 transactions in July 2022, already marking a strong year-on-year increase of 77.1 % compared with the previous year.

Total sales value

The total value of property sales in July 2023 stood at AED 15.1 billion, representing an increase of 18.5 % compared with the same period last year. This figure demonstrates not only a increase in the number of transactions but also a increase in the average value per transaction.

Trends in property types

Flats

The flats continue to be popular amongst property buyers in Dubai. In July 2023, flat sales reached a total value of AED 5.2 billion, representing an impressive increase of 43,2% compared with July of the previous year.

Villas

The villas are following a similar trend, with total sales amounting to AED 3.8 billion and an increase of 31.2 1Q3Q compared with the previous July. This demonstrates the’growing appeal for the most spectacular residential properties in the emirate.

Commercial properties

The market for commercial properties has also seen a significant increase in value. The total value of transactions for these properties stands at AED 461 million, representing a 23.6 per cent increase in Q3 compared with the previous year.

Plots of land

The plots of land account for a substantial proportion of transactions with a total value of AED 5.6 billion, representing a significant increase 53.8 % compared with July last year.

Flat lettings

  • Average rental price for a flat: AED 66,000
  • Increase compared with the previous year: +43.2%

Villa rentals

  • Average rental price for a villa: AED 162,000
  • Increase compared with the previous year: +24.6%

Commercial properties

  • Average rental price for a commercial property: AED 50,000
  • Increase compared with the previous year: +29.9%

The busiest property markets

Jumeirah Village Circle

This neighbourhood leads the way with a total of 904 transactions worth a combined total of AED 755 million. Its popularity with buyers stems from its well-developed infrastructure and its pleasant living environment.

Al Merkadh

Al Merkadh is not far behind, with 883 transactions totalling AED 1.448 billion. The region is benefiting from a high demand thanks to its strategic location and to his recent developments.

Dubai Marina

Renowned for its luxury and its stunning view of the water, Dubai Marina recorded 616 transactions totalling AED 2.195 billion.

Business Bay

With 587 transactions totalling AED 1.035 billion, Business Bay remains a key option for investors seeking commercial and residential property.

Jumeirah Lake Towers

With 544 transactions worth AED 812 million, Jumeirah Lake Towers remains a popular choice thanks to its a series of elegant twists offering panoramic views.
