Dubai: $31.7 billion in property sales in Q4

The Dubai property market experienced remarkable growth in the fourth quarter of 2024, with sales transactions totalling 116.5 billion AED (i.e. approximately 31.7 billion dollars), which represents an increase of 31,1 % compared with the same period last year. The number of transactions also rose significantly, reaching 46 844, representing an increase of 51,8 % by volume.


The premium and luxury segments lead the way

The off-plan property segment was a key driver of this growth, accounting for more than half of the total value of transactions during the quarter, with 30,388 transactions. Communities such as Dubai South and Jumeirah Village Circle have established themselves as hubs for middle-class housing, offering excellent value for money at competitive prices. At the same time, prestigious areas such as Palm Jumeirah and Dubai Hills Estate have caught the attention of affluent buyers, thereby consolidating Dubai’s position as a global leader in the luxury property market.


Strategic growth and sustainability

These performances form part of the Dubai Urban Master Plan 2040, which emphasises sustainable and inclusive growth. The emirate’s focus on sustainable development and innovation in its infrastructure has enhanced its appeal as a strategic investment destination. With a projected population of nearly 4 million inhabitants by 2025, demand is expected to continue to grow across all market segments, from established areas such as Downtown Dubai and Dubai Marina to emerging areas such as Dubai South, thus offering vast opportunities for a diverse range of investors.
