Property: Dubai hits a record of 761 billion AED in 2024

Dubai’s property market continues to show impressive growth, reaching a new record with a total of 761 billion AED transactions in 2024. This figure represents a significant increase of 20 % in value and 36 % in volume compared with the previous year. With 226,000 transactions recorded, the sector is proving its appeal to local and international investors.


Growth fuelled by population growth

The boom in Dubai’s property market is largely linked to the rapid population growth of the emirate. In just six months, more than 220,000 new residents have settled in Dubai, drawn by the city’s economic opportunities, quality of life and modern infrastructure.

This massive influx has boosted demand for flats, villas and off-plan properties, leading to a rise in prices and a surge in sales. Property developers have responded by launching ambitious new projects to meet this growing demand.


Record transactions in key areas

The market has been particularly buoyant in some of Dubai’s most sought-after areas:

  • Downtown Dubai and Business Bay, which continue to attract investors looking for modern homes and lucrative rental opportunities.
  • Palm Jumeirah and Dubai Marina, which remain the preferred choices of luxury property buyers.
  • Jumeirah Village Circle and Dubai South, which are in high demand due to their competitive prices and their potential for appreciation.

Sales out of shot have also seen significant growth, accounting for a substantial share of the market, as investors seek to capitalise on flexible payment plans and the future appreciation in value of new-build properties.


The impact of government initiatives

Dubai continues to attract investors thanks to its pro-business policies and its attractive tax incentives. The absence of income tax, the possibility for foreign nationals to purchase property in full ownership, and long-term visas for property investors have played a key role in this growth momentum.

Furthermore, reforms in the property sector, notably improved transparency and the digitisation of transactions via the app Dubai REST, have boosted investor confidence and encouraged buying.


A rapidly expanding market and promising prospects

With attractive rental yields and with sustained demand, Dubai remains one of the world’s best-performing property markets. Analysts expect this upward trend to continue into 2025, particularly with the emergence of new residential neighbourhoods and the expansion of transport infrastructure such as the extension of the metro and the Etihad Rail network.

The future of Dubai’s property market looks promising, with prospects for continued growth and an appeal that is going from strength to strength amongst investors from around the world.
