The Dubai Golden Visa: a major advantage for property investors and rental stability

The Golden Visa The United Arab Emirates (UAE) scheme is a government initiative aimed at attracting foreign investors by offering them long-term residency. This measure has had a significant impact on Dubai’s property sector, boosting investor confidence and encouraging longer-term tenancies.

What is the Golden Visa?

The Golden Visa is a long-term residence permit, usually valid for 5 or 10 years, granted to investors, entrepreneurs, highly skilled professionals and researchers. For iProperty investors, to obtain this visa, applicants must make a minimum investment of 2 million AED (approximately 500,000 euros) in property in Dubai. It is possible to combine several properties to reach this threshold, and off-plan purchases are also eligible.

Investors now benefit from greater stability thanks to extended residency, which encourages them to become more involved in the local market. Procedure and eligibility criteria

To obtain the Golden Visa as a property investor, the following conditions must be met:

  • Minimum investment : Purchase of one or more properties totalling at least 2 million AED.
  • Funding : Properties may be financed through loans from local banks approved by the relevant authorities.
  • Required documents : Title deed stating the purchase price, a copy of your passport, a passport-sized photograph that meets the required standards, and a health insurance certificate issued by an insurance company based in the UAE.
  • Related costs : The costs include the medical examination, the identity card, visa formalities, fees payable to the Dubai Land Department (DLD) and administrative charges, totalling approximately 9,735 AED (nearly 2,500 euros).

Applications for the Golden Visa are processed at the Dubai Land Department – Main Office (Cube Centre), which is open Monday to Thursday from 8.00 am to 2.30 pm and on Fridays from 8.00 am to 11.30 am.
