As part of the"Year of the Community" and the Sheikha Hind bint Maktoum program, the Municipality of Dubai has just unveiled a bold initiative: "Home First", a scheme designed to strengthen family cohesion and facilitate access to home ownership for residents, particularly Emirati families.

This program is part of a broader vision, that of the Social Agenda Dubai 33, which places social stability and harmonious urban development at the heart of the emirate's priorities.

More spacious, more flexible living

With "Home First", the Dubai Municipality is introducing new urban planning and construction rules that will enable families to optimize their residential land, particularly in suburban areas.

Key new features include:

  • Add an annex or villa for a son on the same plot, without having to divide the property. An ideal solution for keeping families close together, while ensuring independence and privacy for everyone.
  • Second-floor extension permitted over the entire building area, offering more living space and flexibility for larger families.
  • Setbacks have been made more flexible, with the minimum distance between buildings reduced to 1.5 meters, particularly for annexes, thus facilitating construction and reducing technical constraints.

A response to social and demographic challenges

This initiative is more than just an urban planning project. It responds to a profound social reality: the desire of many citizens to live close to their loved ones, while benefiting from a modern, spacious living environment in line with current architectural standards.

By facilitating the expansion of existing properties and the optimization of residential land, Dubai encourages family stability, intergenerational solidarity and sustainable urban planning.

Family-friendly urban planning

Behind the "Home First" program lies a philosophy of housing centered on people. Far removed from purely speculative considerations, this approach aims to make housing a tool for social cohesion. By granting greater freedom to homeowners, while maintaining a high level of architectural quality, the city is creating the conditions for a cohesive, modern and inclusive urban community.

Conclusion

With the "Home First" initiative, Dubai once again demonstrates its ability to reconcile tradition, innovation and sustainable development. By facilitating the extension of family homes and welcoming new generations onto the same plot of land, the city is investing in social stability, quality of life and community dynamics. A further step towards an intelligent city, designed for and with its residents.
