Sharjah recorded property sales of 1.09 billion $ in April 2025

The Emirate of Sharjah has confirmed its strong performance in the property market, with a total of $1.09 billion (AED 4 billion) in transactions recorded in April 2025. This impressive figure is based on 4,522 transactions property companies, including 684 sales relating mainly to residential and commercial properties.

A high concentration in Sharjah City

More than 70 % operations have been carried out in the city of Sharjah, demonstrating strong investor interest in this rapidly expanding urban area. Neighbourhoods such as Muwaileh Commercial, Al Khan, and Al Majaz continue to attract significant interest thanks to their accessibility, modern infrastructure and long-term growth potential.

Sharjah City also benefits from its proximity to Dubai, which strengthens its position as a strategic and more affordable alternative for residents and businesses.

Sales dominated by the residential and commercial sectors

The 684 property sales The surveys listed mainly cover flats, villas and plots of land for residential use, as well as several commercial properties. This breakdown reflects a diverse and healthy market, driven by:

  • the population growth of the emirate,
  • increased demand for affordable housing,
  • and an increase in foreign and institutional investment.

Developers are also continuing to launch new mixed-use projects combining housing, retail and services, thereby meeting the demands of a rapidly changing market.

A climate of confidence for investors

The high volume of transactions, combined with the diversity of the types of goods traded, demonstrates a growing confidence among local and international investors in Sharjah’s economy. The emirate has successfully developed a clear legal framework, streamlined procedures and a stable tax regime – all of which contribute to the market’s appeal.

Experts believe that this trend is likely to continue over the coming months, driven by:

  • some interest rates that are still attractive,
  • the development of major infrastructure projects,
  • and the digitisation of administrative procedures making it easier to make purchases.

With sales of over a billion dollars in a single month, Sharjah is establishing itself as one of the most promising property markets in the United Arab Emirates.
