Dubai’s property market continued to show its resilience in February 2025, with impressive performance across all segments. With an increase in transactions, rising prices and strong demand for new developments… all indicators are positive. Here is the full analysis of the start of the year, prepared by DRN Dubai Real Estate Net.

Figures showing a sharp rise

February 2025 saw 16,099 property transactions, that is to say, a 35.5 per cent increase in Q1–Q3 compared with February 2024. This performance reflects a growing interest in residential and commercial property in Dubai, driven in particular by local and international demand.

In terms of sales value, the market reached AED 51.1 billion, an increase of 39,9 % year-on-year. The average price per square foot stands at 1,551 AED, rising by 3,4 % compared with the same period last year. These figures demonstrate the strength of the market’s recovery and the city’s growing appeal.

Breakdown by property type

Flats

Flats account for the majority of sales, with 11,364 units sold, representing an increase of 21,3 % compared with February 2024. The total sales value for this segment amounts to AED 21.4 billion. The average price of a flat is AED 1.3 million, up by 1,4 % year-on-year.

Villas

The villa market is experiencing spectacular growth, with 3,679 transactions, up by 99,7 % compared with the previous year. The sales value reached AED 18.8 billion. The average price of villas rises to 3.3 million AED, showing a annual increase of 8.3 1Q3Q.

Commercial properties

The commercial segment reports 447 sales, up by 40,1 %, for a a total value of 1.2 billion AED. The average price of commercial property reached 1.4 million AED, up by 9,8 % compared with February 2024.

Plots of land

The number of plots sold amounts to 608, representing an increase of 74,7 %. Their cumulative sales value is estimated at AED 9.6 billion, which reflects a growing interest in property development opportunities.

The most sought-after neighbourhoods

In February 2025, several areas stood out for their high sales volumes. Here are the The 5 most vibrant neighbourhoods of the month:
