Dubai’s property market continues to rise in 2025, with another record-breaking month. In August, transactions reached a total value of 51.1 billion AED, or approximately 13.9 billion dollars, spread across 18,678 transactions. Compared with August 2024, the performance represents a a +7.9% increase in value from Q1 to Q3 and +15.4 1Q3Q in volume. These figures confirm the vitality of the property sector, which remains one of the drivers of the emirate’s economic growth.

The top-selling flats
The segment of flats dominates the August market by a wide margin, with a total value of 30.2 billion AED, up by +29 % year-on-year. This performance can be attributed to investors’ continued interest in urban residential properties, often located in strategic neighbourhoods such as Dubai Marina, Downtown Dubai, Business Bay or Jumeirah Village Circle.
The flats offer a twofold advantage: they allow for a high rental yield on the short-term market, particularly through holiday rentals, and remain accessible to a broad base of international investors compared with villas and plots of land. The popularity of this segment confirms the growing importance of the rental market, driven by a steady influx of new residents and visitors.
Villas: a slowdown in sales volume but soaring prices
Unlike flats, the market for villas has seen a slowdown in volume, with fewer transactions recorded. However, prices have risen spectacularly by +15,2 %, averaging 1,720 AED per square foot.
This trend reflects the growing scarcity of villas in sought-after neighbourhoods such as Palm Jumeirah, Arabian Ranches, Emirates Hills or Dubai Hills Estate. Whilst demand remains strong, the limited supply is leading to an inevitable rise in prices. Villas therefore continue to appeal to a wealthy clientele, mainly expatriate families and investors seeking long-term investment properties.
A positive trend for land and commercial property
August 2025 is also notable for a significant growth in the market for land and commercial property. The growing interest in land reflects the confidence of developers and investors in Dubai’s development potential. Several outlying areas are attracting large-scale construction projects, driven by population growth and infrastructure projects.
