How do you choose the best neighborhood in Dubai?

Choosing the best neighborhood in Dubai can seem as complicated as choosing between two dishes you love. But, as you'll see, it's not that complicated. To make the best choice, you need to analyze the most important points: your needs, your desires and your budget. We talk about all this in our TOP 10, so let's get down to business!

downtown Dubai

#1 Downtown Dubai

Downtown Dubai is a little diamond. Indeed, this district is where the word "grandiose" takes on its full meaning, without ever falling into exaggeration (or just a little). That's right, here stands the Burj Khalifa (the world's tallest building).

What's more, right at its feet you'll find the Dubai Mall. If you like shopping and other activities, this is the place to be! You'll find a variety of boutiques selling bags that cost more than your rent. But that's not all, there's also a giant aquarium and an ice rink if you (or your kids) fancy a bit of fun.

Otherwise, for food lovers (and those who'd like to impress someone they care about), there are plenty of chic restaurants offering a magnificent view of the famous dancing fountain. As you can see, they don't do things by halves in Dubai.

Finally, the apartments in Downtown are modern and spacious, but also overpriced, let's be honest. So yes, not everyone can afford this luxury, but for those who can, you'll be living a daydream, trust us. After all, who hasn't dreamed of overlooking a skyscraper at breakfast?

The cost of Downtown Dubai real estate

Apartment rental :

  • Around AED 8,000/month (~ €2,000) for a studio apartment.
  • Around AED 15,000/month (~ €3,800) for a 2-bedroom apartment.

Buying an apartment :

  • Approximately AED 1.2 million (~ €300,000) for a studio.
  • Approximately AED 2.5 million (~ € 630,000) for a 2-bedroom apartment.

Dubai Marina

#2 Dubai Marina

Dubai Marina is clearly the place to be if you want a taste of luxury and a rather relaxed atmosphere, with your feet half in the water. There are yachts everywhere and modern towers (as is often the case).

What's more, there's plenty to keep you busy. Yes, given the number of activities you'll find here, you won't be able to get bored. Take, for example, the Dubai Marina Mall for shopaholics, restaurants overlooking the water, or boat trips...

And if you like to get moving, you can run or walk along the Marina Walk, or try skydiving for incredible views (and thrills)! In short, there's plenty to do.

Families will also find plenty to do here, with activities for the little ones such as AquaFun and Madame Tussauds. And if you have school-age children, you'll find renowned establishments likeEmirates International School-Meadows, just 15 minutes away.

Palm Jumeirah

#3 Palm Jumeirah

Ah, Palm Jumeirah... you know that palm-shaped artificial island you see all over Instagram? Well, frankly, if you're on a budget and want to impress everyone, this is a great place to do it. It's all designed to make you feel like a king.

As far as accommodation is concerned, it's mainly villas, not traditional apartment blocks. And what's more, you'll be right on the water all the time.

Another big plus is that there's no traffic jam at Palm Jumeirah. So it's absolute peace and quiet, even more so if you're familiar with the horrors of Dubai's crowded roads...

What's more, you'll have absolutely everything you need on site (gyms, supermarkets, etc.). You'll even have a monorail to get around the island - how convenient!

Last but not least, you'll also find some pretty crazy activities like the Lost Chambers aquarium or the Aquaventure water park. You can even swim with dolphins! All in all, there's no shortage of things to do in this neighborhood, believe us.

On the other hand, we'd prefer to warn you that this is not the place to meet tons of people. Indeed, it's quiet, perhaps even a little too quiet at times. And since it's mostly wealthy couples or professionals who live there, you might feel a little isolated if you're not one of them. But hey, for a year or two, it can be a really nice experience!

  • Approx. AED 3.5 million (~ € 875,000) for a 2-bedroom apartment.
  • Around AED 18 million (~ €4,500,000) for a villa.

Jumeirah Beach Residence

#4 Jumeirah Beach Residence (JBR)

JBR, or Jumeirah Beach Residence to its friends, is the place to be if you're dreaming of seafront living with a dynamic atmosphere. Frankly, if you want a place where there's always something going on, this is it.

The great thing is that everything is within easy reach. For example, The Walk is a great place to stroll or eat out. Want a burger? An ice cream? A great view of the sea? You can have it all! We love it.

As for activities, you won't be bored as you can paddle and/or jet-ski if you're a thrill-seeker. Otherwise, for a more relaxing time, the open-air cinema is a good choice too.

What's more, it's also an ideal spot for families, as there are various areas dedicated to children.

Finally, in terms of accommodation, it's mostly modern apartments with balconies overlooking the sea. Pretty nice, don't you think? On the other hand, don't expect peace and quiet - it's always bustling, especially in the evenings. What's more, it's a haven for luxury cars and people who like to show off a little (or a lot), so you can be sure that it'll be lively at times...

  • Around AED 28,000/month (~ €7,000) for a 3-bedroom apartment.

  • Approx. AED 3 million (~ € 750,000) for a 2-bedroom apartment.
  • Approx. AED 4.5 million (~ €1,100,000) for a 3-bedroom apartment.

Business Bay

#5 Business Bay

Business Bay is a mini-New York in the middle of the desert, but with palm trees and a canal lit up at night. As a result, this district is a real magnet for young people, who alternate between bars and rooftops overlooking the Burj Khalifa. If you want to feel the non-stop energy, this is the place.

The magic of Business Bay is that it's all-in-one. In fact, you can start your day working in a coworking space, have lunch on the banks of the Dubai Water Canal, and finish with a drink on a rooftop, looking out at the skyscrapers lit up everywhere. And the next day, if you've had too much to drink, you can clean up with a stroll along the canal.

When it comes to accommodation, you'll have plenty to choose from. From small studios to multi-bedroom apartments with skyline views. And to top it all off, the buildings offer a host of services such as swimming pools, fitness rooms, spas and more. But beware. As we were saying, Business Bay is for people who like to be on the move all the time.

Deira

#6 Deira

If you've had enough of glass towers and luxury cars, the Deira district is a breath of fresh air. Here, the bling-bling is traded for beautiful markets.

Deira's greatest asset is its mythical souks, which transport you directly to India or the Middle East. And if you're good at haggling, you might just leave with your arms full of jewelry, spices, clothes or electronic gadgets that you've been able to pick up at ridiculously low prices.

From a transport point of view, it's a jackpot! In fact, you'll be able to get around anywhere thanks to subways, buses, cabs and even abras (traditional boats that cross the creek for less than the price of a stick of chewing gum). Yes, you can go from one shore to the other while admiring the dhows loaded with goods. And all for the price of just a cup of coffee - who could beat that?

When it comes to accommodation, don't expect 7-star palaces. In Deira, you'll find simple but comfortable hotels, so you can enjoy the area and the city without blowing your budget. In short, if you're looking for something lively and a piece of history under your feet, Deira is the district for you.

Apartment rental :

  • Approximately AED 4,000/month (~ €1,000) for a studio apartment.
  • Around AED 8,000/month (~ €2,100) for a 2-bedroom apartment.
  • Approximately AED 12,000/month (~ €3,150) for a 3-bedroom apartment.

Buying an apartment :

  • Approximately AED 800,000 (~ €205,000) for a studio apartment.
  • Approx. AED 1.4 million (~ €360,000) for a 2-bedroom apartment.
  • Approximately AED 2.2 million (~ € 565,000) for a 3-bedroom apartment.

Al Barsha

#7 Al Barsha

Al Barsha is neither too chic nor too simple. Basically, it's a great place if you're looking to live comfortably without spending a fortune.

Its highlight, of course, is the Mall of the Emirates. There's shopping galore and mouth-watering restaurants. What's more, if you like skiing, there's a ski resort right in the middle of the desert (yes, you read that right). And for those days when you don't ski (because, let's be honest, you will), it's also a great place to take a stroll or have a cool (or hot) drink.

Of course, Al Barsha isn't just a shopping mall. You'll find giant supermarkets like Carrefour and Lulu to fill your fridge without breaking the bank. And when it comes to schools, families are clearly at an advantage, as the district boasts a number of international establishments.

But that's not all. When it comes to accommodation, apartments are often spacious and generally located in modern buildings with swimming pools and gyms. All for a much more reasonable price than in flashy neighborhoods like Marina or Downtown. Basically, it's the right plan for those who want freedom without burning a hole in their wallet.

And finally, transportation. As is often the case, you can take the metro, bus or cab. Believe us, you'll want for nothing.

The cost of real estate in Al Barsha

Apartment rental :

  • Approximately AED 4,500/month (~ €1,150) for a studio apartment.
  • Around AED 9,000/month (~ €2,300) for a 2-bedroom apartment.
  • Approximately AED 12,000/month (~ €3,150) for a 3-bedroom apartment.

Buying an apartment :

  • Approximately 850,000 AED (~ €218,000) for a studio.
  • Approximately AED 1.6 million (~ € 410,000) for a 2-bedroom apartment.
  • Approx. AED 2.5 million (~ €645,000) for a 3-bedroom apartment.

#8 Arabian Ranches

You could say thatArabian Ranches is a little bubble of calm, with charming houses and well-kept gardens. You'd almost want to put down your phone and enjoy life. Yes, it's possible, even in Dubai! Who'd have thought...

What's more, what strikes you here is the family spirit. If you've got kids, you'll love it here, because there's something for everyone:

  • Schools like the Jumeirah English Speaking School (the Rolls-Royce of international schools),
  • Parks to run around in,
  • There's even an equestrian club where little ones can play cowboys.

For parents, you'll also have the choice between an incredible golf course or trails for running or cycling. Best of all, you'll enjoy a peace of mind you can't find in busier neighborhoods. There, it's perfectly possible to read a book undisturbed, while the kids let off steam and have a laugh together.

When it comes to accommodation, forget skyscrapers and apartments. Here, spacious villas dominate, with their private pools and friendly neighbors (yes, they do exist!). Well, let's be honest, it's not cheap, but it's still more reasonable than Palm Jumeirah or Downtown.

The only hitch is that it's a bit far from everything. If you need to get to Downtown or Marina, you're looking at a 30-minute drive. But the truth is, once you've settled in, you won't want to move.

The cost of real estate in Arabian Ranches

Villa rental :

  • Around AED 10,000/month (~ €2,600) for a 2-bedroom villa.
  • Around AED 15,000/month (~ €3,900) for a 3-bedroom villa.
  • Around AED 20,000/month (~ €5,200) for a 4-bedroom villa.

Buying a villa :

  • Approx. AED 2.5 million (~ € 645,000) for a 2-bedroom villa.
  • Approx. AED 3.8 million (~ € 980,000) for a 3-bedroom villa.
  • Approx. AED 5 million (~ €1,300,000) for a 4-bedroom villa.

#9 The Greens

In "The Greens" district, there's no bling-bling around every corner or astronomical towers. No, this neighborhood is all about simplicity and comfort. The buildings are surrounded by parks and small lakes where you can relax with a good book. At least it's a change of scene.

In this neighborhood, you take the time to breathe. It's the kind of place where neighbors say hello and kids can play safely. It's also the kind of place where you can walk without hearing horns honking every 30 seconds. In short, The Greens is great for those who love neighborhood life.

What's more, you'll find international schools and crèches, as well as small local grocery stores that close quite late (between 10:00 p.m. and 12:00 a.m.). And best of all, you won't have to drive for hours to find what you need. In fact, supermarkets are just a stone's throw away.

From an accommodation point of view, if you want to escape the sweaty rents, The Greens is a good place. The apartments are modern, spacious and well-maintained, but without excess. And as an added bonus, most buildings have swimming pools and gyms (as they often do). So yes, you won't have a crystal chandelier in your living room, but frankly, do you really need one?

Mind you, The Greens isn't the most lively of neighborhoods. So, if you like to go out every night, this neighborhood may seem a little... sleepy. But for those who want a place where they can really unwind after an intense day, it's great.

The cost of real estate at The Greens

Apartment rental :

  • Approximately 5,000 AED/month (~ €1,300) for a studio apartment.
  • Around AED 9,000/month (~ €2,350) for a 2-bedroom apartment.
  • Around AED 13,000/month (~ €3,400) for a 3-bedroom apartment.

Buying an apartment :

  • Approximately AED 700,000 (~ €180,000) for a studio.
  • Approx. AED 1.4 million (~ €360,000) for a 2-bedroom apartment.
  • Approximately AED 2.1 million (~ €540,000) for a 3-bedroom apartment.

#10 Mirdif

To round off this TOP 10, Mirdif is also a neighborhood without towering skyscrapers or gleaming yachts. Instead, you'll find a quiet, residential atmosphere, which is great if you're with the family. Yes, this neighborhood is known for its friendly atmosphere.

What's more, you'll find Arab and Mediterranean-style homes with gardens. If you're looking for a place with reasonable rents, Mirdif is a great alternative to flashier neighborhoods like Marina or Downtown.

Alternatively, if you like a stroll, head for Mushrif Park, you won't be disappointed. This gigantic park features picnic areas and bike paths. There's even a mini-zoo!

But that's not all: for shopping enthusiasts, Mirdif City Centre will be there to satisfy your every impulse in terms of stores, restaurants and cinemas. The mall is also home to iFly Dubai. Here you can try out indoor skydiving. Yes, that's right.

Finally, on the housing front, Mirdif is full of villas, but there are apartments too. It's a great neighborhood if you're looking for a place where your neighbors won't stick to you. Rents are affordable, especially compared with Palm Jumeirah or Business Bay. And frankly, having a villa with a garden in Dubai without selling a kidney isn't bad, is it?

Well, not everything in Mirdif is rosy. It's a little out of the way, so if you work downtown, be prepared for a few kilometers of driving every day. What's more, although the airport is just a stone's throw away, this also means that you'll sometimes hear planes flying overhead. But honestly, you'll soon get used to it.

The cost of real estate in Mirdif

Villa rental :

  • Around AED 6,000/month (~ €1,550) for a 2-bedroom villa.
  • Around AED 10,000/month (~ €2,600) for a 3-bedroom villa.
  • Approx. AED 14,000/month (~ €3,600) for a 4-bedroom villa.

Buying a villa :

  • Approx. AED 1.5 million (~ €380,000) for a 2-bedroom villa.
  • Approx. AED 2.5 million (~ € 630,000) for a 3-bedroom villa.
  • Approx. AED 3.5 million (~ € 890,000) for a 4-bedroom villa.
